The SHORT ANSWER IS... A Transaction Broker is simply a Sales Facilitator/Person working to close a sale for a Real Estate Brokerage representing Sellers.

A Transaction Broker, as defined by Florida law, is a licensee who provides limited representation to a buyer, a seller, or both in a real estate transaction but does not represent either in a fiduciary capacity or as a Single Agent. When a consumer works with a Transaction Broker they give up their right to the undivided loyalty of an Agent/Agency relationship. A Transaction Broker's role is to facilitate the sale for the Brokerage. The important thing to remember is that a Transaction Broker can NOT tell the Buyer that the Seller will accept a lower price offer if known... in a Buyers Brokerage the buyers Exclusive Buyer Agent is required by law to disclose this information to the client.strong>

Buyers should understand that every real estate licensee in Florida is PRESUMED to be a Transaction Broker. Transaction Brokers do not have to disclose this to consumers.
