The term "Exclusive Buyer Agent" is widely misused today. The National Association of Realtors® defined the term more then 20 years ago in
Agency: Choices, Challenges & Opportunties:
"Exclusive Buyer Representation - Also called Exclusive Buyer Agency, is the practice of representing only buyers, never sellers in a transaction. The company (brokerage) never lists a seller's property and thus never has a seller as a client."
By representing buyers exclusively the inherent Conflict-of-Interest in the Brokerage is eliminated.
